Waterline, a 74-story mixed-use high-rise, is currently under construction in downtown Austin, with an anticipated completion date in late 2026. Developed by Lincoln Property Company and Kairoi Residential, in collaboration with the Public Sector Pension Investment Board (PSP Investments), this ambitious project aims to reshape Austin's urban landscape and become a premier destination for luxury living, business, and hospitality.
Located at 98 Red River St., Waterline spans an impressive 3.3 acres near the intersection of Waller Creek and Lady Bird Lake. The development features 352 luxury apartments, 700,000 square feet of office space, and the renowned 251-room 1 Hotel Austin. Waterline is striving for LEED Gold certification, emphasizing sustainability and energy efficiency, further solidifying Austin’s commitment to green building practices. The project also marks the first Texas location for SH Hotel Resorts, a global sustainability-focused hospitality and lifestyle brand.
Waterline’s design is the brainchild of Kohn Pedersen Fox, a renowned global architecture firm known for its work on iconic structures worldwide. The building will boast floor-to-ceiling windows, warm textures, and native stone elements, harmonizing with the surrounding natural beauty. Drawing inspiration from Austin’s sacred trees and the character of the creek, Waterline’s architectural elements will create a distinct sense of place. The development team’s meticulous planning aims to blend programmatic requirements with the waterfront and the vibrant Rainey District.

The office space, spanning 27 stories, will include an amenity deck on the 14th floor, outdoor spaces, a fitness center, and meeting facilities. The top 33 floors will be dedicated to upscale residential homes, complete with pools, lounges, co-working spaces, and communal areas.
